Once created the community of people who are committed

  • to follow the Five Ways, 
  • to share pleasantly with others times, spaces, activities, feelings, and emotions,
  • to develop the art of “caring” for each other,
  • to cultivate daily virtues (sincerity, honesty, loyalty, transparency, seriousness, responsibility, and firmness),

in order to realize the Five Ways Farm project, it will be necessary to raise an initial capital with which to finance the company.

In the following, I report five examples with capital to raise equal to 8,008,000 euros and corresponding prices of company shares per apartment and person.

At the bottom of each example, I report a table showing how the company shares’ values vary at the company capital’s varying.

Block B ground floor: 1 apartment of 100 sqm, consisting of 4 blocks, designed to accommodate 8 people in 2 bedrooms for 4 people each, a spacious kitchen-dining room, 2 bathrooms with shower / tub, toilet, bidet, sink.

Block C ground floor: 1 apartment of 150 sqm, consisting of 6 blocks, designed to accommodate 16 people in 4 bedrooms for 4 people each, a spacious kitchen-dining room, 3 bathrooms with shower / tub, toilet, bidet, sink.

Block A first and second floor: 1 apartment of 300 sqm, consisting of 10 blocks (2 blocks are lost by convention), designed to accommodate 24 people in 4 bedrooms on the first floor and 3 larger bedrooms on the second floor, for 4 people each (potential total 4 pp x 7 bedrooms = 28 pp), a spacious kitchen-dining room, 3 bathrooms with shower / tub, toilet, bidet, sink. The maximum number is set at 24 people, instead of 28 people, in order not to exceed the ratio of 8 people per bathroom.

Block B first and second floor: 1 apartment of 200 sqm, consisting of 6 + 2/3 blocks (1 + 2/3 blocks are lost by convention), designed to accommodate 16 people in 2 bedrooms on the first floor and 2 larger bedrooms on the second floor, for 4 people each (potential total 4 pp x 4 bedrooms = 16 pp), a spacious kitchen-dining room, 2 bathrooms complete with shower / bath, toilet, bidet, sink. The maximum number is set at 16 people in order not to exceed the ratio of 8 people per bathroom.

Short Comment

There are eight apartments: three for 8 pp, three for 16 pp, and two for 24 pp.

This example to me is beautiful. The challenge is to coordinate so many people towards shared goals.

The presence of so much “human biodiversity” involves imagination, creativity, joy, and celebration galore. If managed well, a dream, if not, a nightmare!

To maximize the space in the apartments, an idea that should not be discarded is to search on the market or have specially designed bunk pods, single and double, made of solid wood, air-conditioned, acoustically insulated, equipped with lights for reading, internet, electrical outlets for charging electronic devices, drawers, and shelves for everything.

This way, at bedtime, roommates should be able to minimize disruptive interactions with each other. Have a good night’s rest.

This example, to me, is balanced.

Out of seventy-two members, thirty members subscribe to a higher price (130,000 or 156,000) to have a place in two-person apartments. Forty-two members subscribe to a lower price (86,667) to have a place in six-person apartments with moderate independence.

This example is interesting to me because it foresees the realization of the maximum possible number of apartments (27), in order to guarantee the members the maximum independence in living.

In fact, out of twenty-seven apartments, there are twenty-five apartments for two people; only two apartments are for six people each.
